Functional Home Design
Look Beyond the Floor Plan.
Design for Everyday Life.
A floor plan can look beautiful on paper and still create friction every single day.
A Functional Floor Plan Review looks beyond square footage and finishes to consider how you’ll actually live in your home — from kitchen flow and storage to laundry, entrances, everyday routines, and the thoughtful decisions that are best made before construction begins.
Limited testing spots available.
A Beautiful Floor Plan Isn’t Necessarily a Functional One.
When you’re building or renovating, you make hundreds of decisions before you’ve ever lived in the space. Many of the problems don’t become obvious until afterward — like these:
- The dishwasher blocks the main walkway when open.
- Groceries have to travel across the kitchen to reach the pantry.
- The laundry room has cabinetry but nowhere logical for dirty laundry.
- A door swing interferes with furniture or circulation.
- A large pantry has surprisingly little usable storage.
- The kitchen works for one person but becomes frustrating with multiple people.
- Everyday items don’t have storage where they’re actually used.
- Money is spent on cosmetic upgrades while inexpensive construction-stage changes that could improve daily life are overlooked.
Think through how the house will work before it becomes expensive to change.
Designed Around Your Life — Not Just the Rooms.
Function First. Beauty Second. Always Both.
Functional home design starts by understanding how people actually live in their homes, then evaluating whether the layout supports those routines. Traditional plans show rooms, walls, doors, fixtures, and dimensions. A functional review asks another layer of questions:
- How do groceries enter the house?
- Where do backpacks and shoes land?
- Can two people comfortably use the kitchen?
- Where does dirty laundry accumulate?
- Is storage located where the items are actually used?
- Do appliance and cabinet doors interfere with circulation?
- Which decisions will be difficult or expensive to change later?
The goal isn’t simply to fit everything into the house. The goal is to make everyday life easier inside it.
Your Home, Through a Functional Lens
01
Flow & Circulation
How people move between rooms, and whether major pathways create unnecessary friction.
02
Kitchen Function
Work zones, appliance placement, landing space, multiple-user flow, pantry access, and everyday cooking routines.
03
Storage
Whether storage exists where it’s needed, and whether its configuration actually matches what needs to be stored.
04
Entries & Drop Zones
Groceries, shoes, coats, bags, mail, kids’ belongings, and the transition between outside and inside.
05
Laundry
Laundry collection, washing, drying, folding, storage, and how those steps connect.
06
Everyday Routines
How the floor plan supports repetitive household activities instead of creating extra steps.
07
Doors, Drawers & Clearances
Potential conflicts between doors, cabinetry, appliances, furniture, and circulation.
08
Build Now vs. Later
Functional decisions worth addressing during construction, because they could be difficult or costly to change afterward. This is design guidance, not construction advice.
Help Me Build a Better Way to Review Homes.
I’m currently refining the Functional Floor Plan Review with a small number of real homes before officially launching the service. I’m looking for homeowners who are building or planning a major renovation and are still early enough in the process to consider changes to their plans.
Selected participants will receive a complimentary functional review of their floor plan. In exchange, I’ll ask for honest feedback about:
- What recommendations were useful.
- What I caught that you hadn’t considered.
- What you plan to implement.
- What was confusing or unnecessary.
- How valuable you found the review process.
This is a chance to help shape something new — not a free consultation.
This Is Probably For You If…
- Currently planning a new home.
- Building a custom or semi-custom home.
- Considering new construction.
- Planning a significant renovation.
- Still early enough in the process to make layout changes.
- Have architectural or builder floor plans available.
- Care about how their home functions as much as how it looks.
- Are willing to provide honest feedback after the review.
Already finished building?
This testing round is intended for projects where changes can still realistically be considered.

The Functional Floor Plan Review provides functional design observations and educational recommendations. It does not provide architectural, engineering, structural, code, construction, legal, or financial advice. Any proposed changes should be reviewed with the homeowner’s builder, architect, engineer, designer, or other appropriate licensed professional before implementation.
